For brokerage owners and operators

One brand standard across every office, team, and agent.

Your agents write listings, emails, and posts every day. Berchtold holds the brand and the rules, so every piece and every AI tool follows them.

Brand rules are versioned. You can see which rules were in effect when any piece was made.

01 / Brand standards

Hold one brand standard across offices.

Your brand, your rules, and your approved examples live in one place. Each change is a new version, so you know which rules applied to any piece of work.

  • Versioned brand rules and approved examples
  • Compliance checks on drafts
  • A team with its own brand gets its own workspace

02 / AI with control

Give agents AI tools without losing control of what they say.

Assistants and agents work from your brand and your records. Agent actions have risk levels, and the ones that need approval wait in your Inbox. Compatible AI tools connect through MCP and follow the same access rules.

  • Roles and permissions you set for each workspace
  • Approvals for agent actions that need them
  • MCP access that follows your rules

03 / Agents and offices

Know who works where, and keep the records when they leave.

The agent roster shows each person's office, manager, and whether they take new leads. When an agent leaves, the records stay with the brokerage, and an admin moves them in one step.

04 / Transactions

Keep transactions on the same record as the client.

Transactions connect to the same contacts, deals, and communications, instead of living in a separate record. Elsa, the transaction assistant, suggests updates from contracts and notes. People approve each one.

  • Parties by role on each deal
  • Contract deadlines with their history
  • Suggested updates you review before they are saved

How Berchtold works

Govern. Remember. Understand. Act. Measure. Learn.

See the five layers
  1. 01

    Governance

    Govern

Your brand, your rules, roles, and approval policies set how work should happen. Brand rules are versioned.

  2. 02

    Memory

    Remember

Contacts, relationships, deals, and activity keep the context behind the work. Each client has one record.

  3. 03

    Intelligence

    Understand

Assistants read that context to explain what is going on and suggest the next step. Suggestions wait for review.

  4. 04

    Execution

    Act

People and approved tools do the work: email, tasks, posts, deadlines, and follow-up.

  5. 05

    Signal

    Measure and learn

Activity and results show what each step led to. That shapes the next decision.

Questions

What brokers and owners ask us.

How do we move our contacts and open transactions into Berchtold?

Import contacts from a CSV or JSON file. Agents can also add contacts from a photo or PDF, such as an open house sign-in sheet, and check each one before it is saved. Email is the match key, so a person who is already in Berchtold is matched, not added twice. For an open transaction, upload the contract. Berchtold reads up to 10 PDFs, including addenda, and suggests the deadlines for you to confirm. Free standard onboarding connects one standard CRM. Complex migrations are scoped before work begins.

Will my agents use it?

Agents get one place for their clients, deals, email, and tasks. Many updates take one tap. An agent answers a question on the record, or from a link in the deal review email, and can undo the answer for 10 minutes. Berchtold works in a phone browser and sends push notifications. The app is in English, German, Spanish, Italian, and Chinese. Admins set roles, so each agent sees what they need.

Who owns the client records when an agent leaves?

The brokerage does. Records belong to the workspace, not to one agent. Agents see their own book unless an admin gives them access to all records. When an agent leaves, an admin moves their records and open tasks to another agent in one step. An admin can export your contacts at any time.

How does Berchtold help us stay compliant?

You set the brand rules and the required disclosures. Berchtold checks agent drafts against those rules and shows the result when you approve them. Rules are versioned, so you can see which rules were in effect when a piece was made. Email lists record how each person signed up, keep proof of each form sign-up, and support double opt-in. Every campaign has an unsubscribe link and a permission reminder. Berchtold supports your review. It does not replace the review by your broker of record.

Can Berchtold manage our transactions?

Yes. Each transaction lives on the deal, with the same contacts, emails, and tasks. Each contract sets its own deadlines, and each deadline with a date becomes a task. Elsa, the transaction assistant, emails a daily and weekly review to each agent with a deal under contract. Elsa also drafts check-ins to the lender and title company. Nothing is sent until someone approves it. Outside transaction coordinators can work on one deal without a seat. If you keep another system for signatures, Berchtold still tracks the deadlines, tasks, and messages for each deal.

Our franchise gives us a platform. Why add Berchtold?

Berchtold holds what belongs to your brokerage: your brand rules, one record of each client, and the history behind each deal. Import your contacts from a CSV file and connect the tools you keep. Every agent and AI tool then works from your rules, and the records stay with you.

How much does Berchtold cost?

Berchtold is priced per seat. Team is $129 per seat each month, with a 5-seat minimum. Brokerage is $99 per seat each month, with a 15-seat minimum. Enterprise is for 100 or more agents. Annual plans cost 10 times the monthly price. Standard onboarding is free.
